Services

Our services are divided into two main categories, which can be mixed and matched. You can choose any service or parts of a service that you prefer.

The first four services are relevant for building projects, while the last two focus on preparing your home for sale or assessing the suitability of a home you are considering purchasing. However, the first four services could also be relevant to the last two​​​​

Architectural & Interior Design

Phase 1 : We will meet at your home to discuss the design and initial sketches for the remodelling, extension, conversion, and refurbishments needed for your property.

 

Depending on the specifics of the project, it can be helpful to create detailed designs for certain rooms before finalising the overall plans and submitting them for planning approval if required. The design of certain spaces, particularly kitchens, can greatly influence the plans, so making adjustments can help maximize the potential of those areas. 

 

For example, we may have drawn up plans for a kitchen extension but once we design the kitchen we may find we need a bit more space or even a bit less.​​​​

Design & Planning Application

After the completion of phase 1 we will carry out a measured survey of the existing property so we can prepare the drawings.  These drawings include the existing and proposed plans, sections and elevations along with a site location plan.  We will then agree these plans with you and when you are happy, prepare the necessary documentation to submit these to the Council’s Planning Department where we will monitor their progress and answer any queries they might have.

We will fulfil the role of Principal Designer under the Construction Design Management (CDM) regulations, which are a legal requirement. The CDM aspect of the Building Safety Act came into force in October 2023 and affects everyone involved in a building project. Those who fail to meet their obligations may face criminal charges, so we make sure that these requirements are fully met

Building Regulations

Building regulations are vital for ensuring safe construction in the UK. These legal requirements ensure that every building project meets minimum standards for health, safety, accessibility, and energy efficiency. We will create detailed plans and sections to demonstrate construction methods and, if applicable, develop a demolition plan.

Additionally, we will prepare a comprehensive specification that complies with current building regulations in collaboration with the Structural Engineer.

​

We will also assume the role of Principal Designer under CDM 2015 and building regulations, and we will submit and manage the building regulations application.

Contract Specification

We begin this stage by expanding the design into a schedule of works document which details every element of the build, down to each steel beam.

We will produce electrical and plumbing layout plans and create a fixture and finishes schedule.

​

Produce tender documentation including a schedule of works and technical details.

​

Collate pre-construction information (CDM / Principal Designer)

​

Prepare tender pack.

​

Prepare a list of suitable tenderers.

​

Provide chosen contractors with all the drawings and information so they can provide costs.

​

Review and analysis the contractors quotes and present our recommendations.

Assisting you in listing your home

With minimal costs, you can significantly enhance the appearance and atmosphere of your home, making it more attractive to potential buyers—and to yourself!

Buyers often seek to connect with a "lifestyle" when viewing a property, wanting to imagine themselves living there. Many of us become so accustomed to our homes as they are, that we fail to consider how they may appear—or even smell— to others. They might seem very inviting or, conversely, tired and dull. Since many people struggle to envision a property in a different light, if your home doesn’t make an immediate good impression, you risk losing that buyer.

It’s essential to ensure that once you find a buyer, there are no obstacles that could complicate the conveyancing process, such as structural issues or a lack of necessary permissions (including planning and building regulations). As of October 2023, changes to The Building Act require that a qualified individual provides a certificate confirming that any work done on a property complies with building regulations.  (The CDM regulations mentioned earlier)

For country houses with their own waste treatment systems, it’s crucial to ensure compliance with current regulations. Even if the same system has been used for many years, it may not meet today’s standards. Consequently, the buyer's lender may require that the system be updated before they agree to provide financing.

​

We can verify that all these requirements are met and what actions to take if they are not currently.

Looking for a new home

If you have found a home you'd like to make an offer on but want to understand the potential for renovations and the associated costs (such as extensions or loft conversions), we can assist you with that.

Additionally, before you make an offer, it’s important to verify that the necessary permissions, such as planning and building regulations, are in place. This will help ensure a smooth and efficient buying process, avoiding any costly delays and heartache that can arise from an unsuccessful purchase attempt.
